beide male wird der konjunktiv von "è importante che" ausgelöst. das "che" im zweiten satzteil bezieht sich immer noch auf "è importante", auch wenn dies nicht wiederholt wird. das "da quelle parti" spielt für den konjunktiv keine rolle, es ist nur eine ortsangabe, genau wie "in una zona tranquilla" im ersten satzteil.

Ich glaube, du verstehst nicht, warum es einmal "sia" und einmal "ci siano" heißt. Also das erste bezieht sich auf "l'appartamento">> Einzahl, und das zweite auf "dei negozi e una scuola">> Mehrzahl
